THE BASICS

What makes up a monthly housing payment beyond the loan itself

A mortgage payment is only part of a home's monthly cost. This calculator estimates fixed principal and interest, then adds the tax, insurance, association dues and mortgage-insurance amounts you enter so the components stay visible.

The cost band compares entered expenses in the selected currency. Association or society dues may be paid separately, so this is a housing budget rather than one lender bill.

The result separates the loan payment from entered ownership costs. Its cost band and receipt show each amount, including HOA dues that may be billed outside the lender payment.

YOUR INPUTS

How down payment, rate, term, tax, insurance, HOA and PMI add up

Only the price, down payment, rate and term pass through the loan formula. Tax, insurance, HOA dues and mortgage insurance are added at face value, so a change in one of them moves the total by exactly that amount.

Home price and down payment
Together they set the amount financed, the only figure the rate acts on. On a 300,000 home, raising the down payment from 60,000 to 90,000 cuts principal and interest from 1,438.92 to 1,259.06 a month and scheduled interest from 278,011.65 to 243,260.20. The down payment is a currency amount, not a percentage.
Fixed annual interest rate
The note rate from a lender quote. One percentage point carries real weight on a long loan: moving the 240,000 example from 6% to 7% raises principal and interest from 1,438.92 to 1,596.73 a month and adds about 56,810 of scheduled interest. Use the note rate, not the APR, which also reflects fees.
Loan term
Whole years from 1 to 40. Shortening the example from 30 to 15 years raises principal and interest from 1,438.92 to 2,025.26 a month but cuts scheduled interest from 278,011.65 to 124,546.15, less than half. The tax, insurance and HOA lines are unaffected by the term.
Annual property tax and home insurance
Both are entered as yearly amounts and divided by 12, so 3,600 of tax adds 300 a month and 1,200 of insurance adds 100. Typing a monthly bill into either field understates that line twelvefold. A zero triggers a warning because it usually means the cost is unknown rather than absent.
Monthly HOA dues and mortgage insurance
Both are monthly currency amounts added unchanged; mortgage insurance is never estimated from the down payment. With 30,000 down and 120 of entered PMI, the example's total becomes 2,288.79. If a quote states PMI as an annual percentage of the loan, convert it first: 0.5% of 270,000 is 112.50 a month.

Steps

  1. Choose PKR, USD or another currency and use that same currency in every money field. Enter the home price and a down payment smaller than it.
  2. Enter a fixed annual rate and a whole-year term, then add your local annual tax and insurance estimates.
  3. Enter monthly association or society dues and lender-required insurance only when applicable; use 0 otherwise, then review the separated cost lines.

Reading tip: For a Pakistani home loan, select PKR and use PKR in every money field; obtain the rate and any Takaful, insurance or fee amount from your bank. Inspect every cost line. A zero may mean the charge does not apply or that you have not entered an estimate.

PRACTICAL USES

Home-buying decisions a full monthly estimate supports

01

Set a monthly home budget

Combine a fixed principal-and-interest estimate with entered tax, insurance and other regular housing costs.

02

Compare down payments

See how a larger down payment changes the financed amount and modeled principal-and-interest payment.

03

Read a lender quote

Keep the lender's principal-and-interest figure separate from escrow, mortgage insurance and HOA dues.

04

Spot missing cost lines

Use the receipt to identify zero or unknown tax, insurance, HOA and mortgage-insurance inputs before relying on a budget.

THE METHOD

How the calculation works

FormulaAt a glance
Monthly housing estimate (C)=M + T/12 + H/12 + A + Q
Where:
P
Home price less the entered down payment; the amount modeled as borrowed.
i / N
Monthly decimal interest rate / total number of equal monthly payments.
M
Fixed monthly principal-and-interest payment under the stated rate and term.
T / H
Entered annual property tax / annual homeowners-insurance estimate, each divided by 12.
A / Q
Entered monthly HOA dues / monthly mortgage-insurance amount; neither is inferred from the down payment.
C
Combined monthly housing-budget estimate, including costs often paid outside the lender bill.
COMPLETE FORMULA & VARIATIONS
Financed principal P = home price − down payment; monthly rate i = annual rate (%) ÷ 1,200; number of payments N = years × 12
If i > 0: principal-and-interest payment M = P × i ÷ [1 − (1 + i)^(−N)]
If i = 0: M = P ÷ N
Monthly housing estimate C = M + T/12 + H/12 + A + Q

Only principal and interest follow the fixed-payment formula; the other amounts are monthly budget estimates, not fixed lifetime charges.

What every part means

Calculate it step by step

1. Find the loan
P = home price − down payment; i = annual rate ÷ 1,200; N = years × 12

The annual percentage is converted to a monthly decimal rate for N equal payments.

2. Calculate principal and interest
M = P × i ÷ [1 − (1 + i)^(−N)]; if i = 0, M = P ÷ N

This is the fixed-rate payment on the financed amount, excluding other housing costs.

3. Add entered monthly costs
C = M + annual tax/12 + annual insurance/12 + monthly association dues + monthly lender insurance

Annual estimates are spread evenly across 12 months; association or society dues may be a separate bill.

Decimal arithmetic keeps precision until display rounding.

Interpretation & limitations

How to read your result

The largest band shows which entered component drives the monthly estimate. The total-interest fact covers scheduled principal-and-interest payments only; it does not multiply changing taxes, insurance or PMI across the entire term.

Where this estimate stops

This is a fixed-rate, equal-payment illustration. Choosing PKR changes the label, not the formula or any exchange rate. Pakistani bank financing may use variable rates and charge Takaful, processing fees or other amounts outside the entered lines. US PMI and HOA rules do not automatically apply. Closing costs, utilities, repairs, changing bills and rate changes are excluded. Compare the actual lender schedule before deciding.

COMMON QUESTIONS

Frequently asked questions

01Is the HOA amount part of my lender's mortgage bill?

Usually not. HOA dues are included here as a housing-budget item because they are often paid separately to the association.

02Does 20% down automatically remove PMI here?

No. This calculator uses the monthly mortgage-insurance amount you enter. Actual requirements depend on the loan type and lender; check the Loan Estimate.

03Why is the housing estimate higher than principal and interest?

It adds one-twelfth of your entered annual property tax and insurance, plus entered monthly HOA and mortgage insurance.

04Can my monthly tax or insurance amount change?

Yes. The tool divides the annual amounts you entered by 12 for a current budget estimate; real premiums and tax assessments can change.

05What if the mortgage rate is 0%?

The financed principal is divided by the number of monthly payments. The other entered housing costs are then added normally.

06Does this include closing costs or home maintenance?

No. Down payment is used to find the loan amount, while closing costs, upkeep, utilities and repairs are outside the monthly estimate.

07Can I estimate a Pakistani bank home-loan EMI?

Yes. Select PKR and enter a quoted fixed annual rate, price, down payment and term. The principal-and-interest line is the modeled EMI. Enter any applicable bank insurance or Takaful and society dues separately. If your bank rate can change, its actual repayment schedule can differ.

08Can I enter a 100% down payment to see only taxes and insurance?

No. The down payment must be lower than the home price because the calculator needs a loan to price. For a cash purchase, add one-twelfth of annual tax and insurance to the monthly HOA yourself; with the example's figures that is 300 + 100 + 150 = 550 a month.
